Contract Holder Fees


Applicable to all tenancies starting on or after 1st September 2019

Holding Deposit

  • Equivalent to one week's rent
  • Reserves the property while your application is processed
  • Non-refundable if:
    • Any contract holder or guarantor withdraws from the tenancy
    • False or misleading information is provided
    • The occupation contract or Deed of Guarantee is not signed within 15 calendar days (or other agreed deadline)

Rent

  • Payable monthly in advance
  • As outlined in the occupation contract

Security Deposits

Security Deposit: One month's rent plus £100.00

  • This is required to be paid in full before moving in.
  • There may be circumstances which mean a higher amount of deposit is requested. This will be discussed with you prior to signing any agreement.

Pet Deposit: Additional security deposit required

  • Covers potential property damage.
  • Protected in a government-authorised scheme and may be returned at the end of the occupation contract.

Other Costs

Late Rental Payment:

Interest charged at 3% above Bank of England base rate if rent is overdue by more than 7 days.

Lost Keys / Security Devices:

Contract holder(s) are liable for actual replacement costs. If locks must be changed, costs for locksmith, new lock, and replacement keys will be charged.

Early Termination:

Early termination of a contract will be considered by the agent / landlord and negotiations on any cost will be determined on the individual circumstances. However it should be noted that there is no guarantee that the landlord will agree to a proposed early termination and where no such agreement is made, the tenant (contract-holder) will remain liable for the total sums as required in the occupation contract. The landlord is fully within their rights to expect to be paid for the entirety of the tenancy.

Missed Appointments:

Reasonable fees may apply for missed third-party appointments at the property.

Duplicate Written Statement:

A reasonable fee may be charged for additional copies after the original has been provided.

Responsibilities & Repairs

Contract holder(s) must:

  • Comply with all valid obligations of any headlease or covenant (excluding rent/service charges)
  • Avoid obstructing common areas; removal costs may be charged
  • Undertake repairs promptly when notified
  • Not alter electrical installations (e.g., sockets, switches); breach may incur inspection/remedial costs

Guarantor Obligations

  • The guarantor agrees to cover any reasonable losses due to the contract holder's failure to meet obligations or pay rent
  • Payments must be made in full and on demand, even after the contract ends or possession is returned

Possible additional fees

  • You will pay us all reasonable losses, fees, damage costs and expenses we incur in recovering from you any rent and any other money that is in arrears.
  • For the service of any notice regarding your breach of any of your obligations under the agreement whether or not the notice results in court proceedings.
  • For the cost of any bank or other charges if any cheque you have written is dishonoured or if any standing order or any other payment method is withdrawn by your bank.
  • As a result of any of your breaches of the agreement or in enforcing any provision of the agreement, including those about seeking possession of the property.
  • If the deposit is not enough, you must pay us the extra amount needed to cover all costs, charges and expenses incurred and properly due.
